He who controls the land controls the operation. You did not give a location but said land is expensive. imo Land is everything. I come from a family farm and it is an odd concept to me that land would not be part of a buy in. I do not know dad's partners relationship but it seems odd to me so I would stay away.
Seems like the landowner would control the land. Off subject, but here, in last couple weeks, two different guys decided to quit. Good portion is out of state landowners, inherited, know nothing. The tenants made the decision in the successors. One in particular was picked because he's was the only one fool and enough to accept the terms and others will be a failure. They had crappy tenants before, and the last was marginally better, but was better than previous so he was a "wonderful tenant" but couldn't cut it farming
