There is investment, and the owner has already taken the risk. You just pointed out that you could be a risk, mining the fertility and multiplying the weed seed.


Ill make this clear. I'm the guy that has long term leases, spends his own money to improve the land or shares cost with the landlord and rents the ground at average to above average rates for the area. I was just explaining how these high rent boys make money. They invest nothing, don't cut a tree, mine the soil, don't correct the PH and have ditched out erosion and messes when the lease is done. AND they do make money doing it for about 2-3 years. I saw one instance where the tenant didn't pay the rent and rented it the next year because he want notified by September 1. Then the landowner calls someone like me who fixes the issues and likely rents it till he retires after they learn that the high rent boys aren't the best way to make money. Consistency, trust, and working together is how they make the most money over time with the least amount of stress. As for the "he worked all his life to pay for it he deserves more" crowd. That guy is the best landlord because he knows who is a good farmer protecting what he worked his life to create vs who isnt. Those guys rent to people like me. They aren't putting their land up on a rental auction. The ugly truth is those guys are unicorns. Most of the land was inherited and never farmed by the owner and that's whose putting it up on a ridiculous auction thinking they are a business genius but they are really just renting the house to some low rent tenants with nice cars if you know what I mean.
