One size fits all philosophy that works for everyone.
I read all the pros and cons on here too and I will never be convinced the so called rapers are making money.
Eventually they run out of land to rape because if it was true-- noone wd rent to him.
I feel we pay in the upper end on the land we rent and we're not raping it.
Some of it has been leased for 38 years.
There has been instances where we've paid a premium for a 5 year lease vs a 3.
Just for the SECURITY of keeping it.
In this area the highest rents are paid by good tenants. There really are no rapers that I'm aware of.
