What percent of land value should a landlord get? 160 acres X $15,000 = $2,400,000. As an investment, %5 should be common. Plus he has higher RE taxes the last few yrs. %3.5 is $525 per acre.



Land value is irrelevant. Just because someone thinks the land is worth a lot doesn’t mean someone else is responsible for covering their inflated cost.

I know of a hay field surrounded by development where lots sell for dollars per square foot. A bale of hay off that field is worth the same as a similar bale off a field five miles from town where the land is priced by the acre. What someone says the town field is worth is irrelevant.
