in the last 25 years, Iowa farmland has appreciated an average of 8.25%. Plus returns to farming that land have probably averaged 5% or greater. If you were 30% leveraged on that land at an average interest rate of 5%, that adds about another 2.5% return.
I understand things may be different elsewhere, though.
