Just put it up for bids every year and stop trying to raise it. You can get what the market can bare every year. Better yet why not hire the big operators to custom form your ground and you can pay them for their equipment and labor fairly. You can get all the profit off the land or bare the losses if the weather and markets turn against you. You wont need to come on a public chat room to complain that you feel like your rent is too low. The best way you could rent it out is with a share rent package. The only negotiation you would need is what share of the crop you can get and what share of the expenses you can share. Many great ways to not come on a public chat room venting that you think your getting screwed.
