$40/ft is stupid cheap, I would say $60 is more realistic and $80 would not be hard to spend if you get fancy. Electrical could be $25-30k, decent sized overhead door will be $20k, plumbing? Like a friend of mine says, $20k here, $30k there, pretty soon you're talking real money lol
